Sobha Hennur is Sobha Limited’s upcoming 45-acre mixed-use community at Chikkagubbi village on Hennur–Bagalur Main Road, North-East Bengaluru. Planned as about 1,200 homes in 1, 2, 3 and 4 BHK formats, it sets a gated residential zone beside its own office tower and mall, each with a separate entry. For buyers tracking every Sobha new launch in North Bangalore, it stands out as one of the largest single land parcels on a corridor where most launches sit on 3–8 acres.
Sobha Hennur Project Details: 45 Acres on Hennur–Bagalur Main Road
The Sobha Hennur project spreads across 45 acres, with Phase 1 planned on 17 acres and about 28 acres held for later phases. Homes will rise in 4–5 residential towers of G+38 floors, with saleable areas from 650 sq. ft. for a 1 BHK to 2,400 sq. ft. for a 4 BHK. If the 1,200-home count covers the full site, density works out to roughly 27 homes per acre, which is low for a high-rise community.
Sobha Limited, a developer listed on NSE and BSE, founded in 1995. The builder is mostly known for its backward-integrated model that delivers high build quality. The prices are Rs 18,000 per sq. ft all inclusive. The entry level 1 BHK starts at Rs 1.17 Cr ++ and the highest 4 BHK is at Rs 4.32 Cr. Karnataka RERA registration scheduled in December 2027 and possession in 2032. In the pre-launch of Sobha Hennur, buyers can submit an Expression of Interest (EOI) to our team and generally the priority of allotment will be based on the order of the EOI.
Sobha Apartments Near Bangalore Airport and Manyata Tech Park
Location carries much of the appeal. Kempegowda International Airport is about 17 km away and reachable by two independent routes, Hennur–Bagalur Road and Bellary Road. Manyata Embassy Business Park lies about 8 km south-west and Bhartiya City about 2 km west, while the upcoming Blue Line metro stations at Nagawara, HBR Layout and Bagalur Cross sit between 7.8 km and 8.5 km from the site. White-topping of a 4.6 km stretch of Hennur–Bagalur Road is due by December 2026. Schools such as Chaman Bhartia School (~2.5 km) and Bangalore International School (~5.5 km), SPARSH Hospital on Hennur Road (~5.5 km) and Bhartiya Mall of Bengaluru (~2.3 km) cover daily needs within a short drive.
The daily life inside the gates is one of separation and convenience. The residential and commercial areas have separate entrances so school runs and resident traffic are kept separate from office and mall footfall, but residents may still stroll to work or to the shops. Sobha will release the full list of amenities upon launch; on campuses of over 40 acres, it usually provides a huge clubhouse, pools, sports courts, a creche and a pet park. Detailed floor plans, room sizes and carpet area to be revealed during RERA launch.
Sobha Hennur Investment: Why the Pre-Launch Stage Matters
Corridor prices have moved fast. Hennur Road prices have gone up 12.8% in a year and 82.8% in five years, while base prices on Thanisandra Main Road are 93% higher since end-2021. However, the corridor continues to trade at a discount to Hebbal where averages are above Rs 17,000 per sq. ft. The project is priced at Rs 18,000 per sq. ft. and is on par with premium apartments in Bangalore new launch listings in Jakkur, Yelahanka and Hebbal rather than the typical stock of the corridor. Large Sobha campuses are generally launched tower by tower and there is normally a price revision between launches. Therefore, the buyers of Phase 1 will usually get the lowest entrance pricing in the project. Infrastructure also makes a case for the Blue Line airport portion to open in December 2027 and Pink Line to Nagawara by May 2027.
For rental income, the ongoing benchmark for an A-class developer is 3.5–4% a year of property cost for a semi-furnished home and 4–4.5% for a furnished one. A 1,200 sq. ft. 2 BHK at Rs 2.16 Cr would earn about Rs 67,500 a month semi-furnished or Rs 76,500 furnished. Possession in 2032 means a six-year hold before rent begins, so the project suits buyers who value Sobha’s build quality and are comfortable with that horizon.
